Effective money management and investment knowledge is key to the financial security of a community. PENCO's financial reporting and budget and reserve preparation is, simply put, the best that I have encountered in the industry. While searching for new management in 1994, we interviewed seven management companies. PENCO's financial statements and the information provided within were a big part of our decision. Their financial statements are easy to understand; they are timely and accurate. Our Association's budgeting process has greatly improved as PENCO prepares an insightful, fully footnoted budget every year. The budget season which used to be a "chore" is now a pleasure, thanks to PENCO's efforts. Also, access to PENCO's financial experts, including its President, is as easy as picking up the phone. I had the opportunity to serve on The Knolls of Birmingham Board for six years, four as President. In that roll, I worked very closely with PENCO Management in the preparation of the budget and reserves, in reviewing bids for projects large and small, in the approach to Rules and Covenants violations and in simply discussing the myriad of issues that a community faces.
